Urban-planning information and permits: checking a property before buying
Urban-planning information states what the municipality knows about the property: zoning, permits granted, infringements, heritage protection, flood risk.
Flanders
Property information for a transfer (stedenbouwkundige inlichtingen) goes through the Vastgoedinformatieplatform (VIP); the notary requests it before signing.
Brussels
The municipality issues an urban-planning information letter (CoBAT), to be obtained before the preliminary agreement is signed (to be verified with the notary).
Wallonia
Urban-planning information (CoDT) is requested from the municipality by the notary and stated in the deed.
What the tool checks
Planning infringement, protected or listed property, flood zone, an extension without a demonstrable permit, information missing from the deed, contradictory floor areas.
Frequently asked questions
Is an extension without a permit a problem?
Potentially yes: it is a possible infringement that can lead to regularisation or restoration. The tool flags it when an area or extension is covered by no permit in the file.
Where can I get the urban-planning information?
From the municipality or, in Flanders, through the Vastgoedinformatieplatform; the notary usually handles it.
