EPC when selling a property in Belgium: what to check
The energy performance certificate (EPC, PEB in French) is mandatory to sell a home in all three regions. Its class must appear in the advertisement.
Validity
An EPC is in principle valid for 10 years. It must be valid when the property is advertised and when the sale is signed: an expired EPC, or one drawn up after the preliminary agreement, is a point to raise with the notary.
Regional differences
Flanders rates homes from A+ to F on a score in kWh/m² per year; Brussels and Wallonia use an A to G scale (A++ in Wallonia). The same consumption therefore does not give the same letter in every region.
Renovation obligation in Flanders
In Flanders, the buyer of a home rated E or F (deed from 2023) must reach at least label D within 5 years. To be verified with the notary, as the requirements are tightening.
What the tool checks
Validity on the date of the deed, consistency between label and score, EPC floor area against the deed and the plans, energy works after the certificate, the computed renovation deadline.
Frequently asked questions
How long is an EPC valid?
In principle 10 years, provided no major energy works were carried out since (to be verified with the assessor or the notary).
Does an F or G rating prevent a sale?
No, but it signals significant renovation costs and, in Flanders, a renovation obligation for the buyer.
