Electrical inspection when selling (RGIE / AREI)
The electrical regulation (RGIE in French, AREI in Dutch) is federal: it applies the same way in all three regions.
When is an inspection required?
When a home is sold, an inspection report by an approved body must in principle be given to the buyer, especially for older installations (to be verified with the notary).
Non-conform installation
The sale is still possible. The buyer must then have the installation made conform and inspected again within 18 months of the deed (to be verified).
What the tool checks
Conformity, the report's age (over 25 years), an inspection after the signature, electrical works after the inspection, the 18-month deadline computed from the deed.
Frequently asked questions
How long is an electrical inspection report valid?
A conform report is in principle valid for 25 years, unless the installation is significantly changed.
Who pays for bringing it into conformity?
That is negotiable: the obligation falls on the buyer after the sale, but the cost is often discussed in the price.
