Soil attest in Flanders, Brussels and Wallonia
Each region requires the seller to provide information on the soil of the parcel sold. The document and the issuing body differ by region.
Flanders: the bodemattest
Issued by OVAM, required when land is transferred and to be given to the buyer before signing (to be verified with the notary).
Brussels: the soil attest
Issued by Brussels Environment; it states whether the parcel is listed in the soil inventory and in which category.
Wallonia: the certified BDES extract
The soil-status database states whether the parcel is affected by known pollution or a risky activity. The seller hands the certified extract to the buyer.
What the tool checks
Pollution mentioned or not, the attest's parcel against the deed's cadastral reference, the attest's date against the signature, a missing document for the region.
Frequently asked questions
Can the soil attest cover another parcel?
It happens, especially when a property has several parcels. The tool compares the attest's cadastral reference with the deed's.
Is a heating-oil tank related to the soil?
Yes: an underground or non-conform tank is a pollution risk. The tool flags it and reminds you to check the soil attest.
